Being a Continuing Care Retirement Community (CCRC) means we offer a comprehensive written agreement between our residents and the community to assure lifetime access to a beautiful cottage or apartment home, a variety of services and amenities as well as assisted living, and nursing care should you ever need it, all right here on our own campus.
Once you qualify for residency at Greenwood Village South and move to the community, a significant benefit is the peace of mind that comes knowing the community operates as a charitable organization. As such, should an unforeseen event occur that affects your ability to pay, residency at the community under the Continuing Care concept provides that assistance would be granted as outlined in the Residency Agreement.
What better comfort and peace of mind knowing where you will live, who will care for you and, the financial plan that will help make this happen.
May I Just Rent An Apartment?
A rental option is available for a limited number of styles in the Arms building and in assisted living at the Manor. This option is in addition to our traditional Lifetime Occupancy Fee (LOF) and Return of Capital (ROC) plans. Please ask for more details!
What are My Dining Options?
Flexibility and choice are the keys to dining at Greenwood Village South. You may choose to enjoy a restaurant-style meal in our lovely, full-service dining room or a deli-style breakfast or lunch in the café-bistro. Perhaps you prefer ordering a carry-out meal to eat in your apartment. Your monthly service fee includes the same number of meals per person as there are days in the month.
Can My Grandchildren Still Spend the Night?
Of course! Greenwood Village South is your home and your family is welcome at any time. If you’d like to request a roll-away bed for an overnight stay or perhaps reserve one of our guest rooms, all you need to do is ask. Perhaps you’d like to enjoy a family meal together in our dining room or reserve (no charge!) a special room just for the occasion.
Tell Me About Cable Channels And The Internet
Enjoy an impressive selection of channels with the “Classic Line-Up” provided by Comcast Communications, the cable provider for Johnson County. No extra charge, of course. Internet connections are arranged and paid additionally by you with the provider of your choice i.e., through Comcast or AT&T phone company.
Are pets allowed?
Your small pets are allowed only if you select one of our ranch-style cottage homes.
What are my payment options?
You may pay by cash, check, or money order. We also offer a convenient autopay option, where we can take the money from your bank account on a day of your choosing, eliminating your need to write to a check. Ask about the autopay option in the Accounting office.
Can I pay by credit card?
Currently, we do not accept credit cards as a form of payment. However, you are welcome to pay using the convenience checks that your credit card issuer may provide.
What if I run out of money?
If you have entered into a Life Occupancy Fee (LOF) contract with us and you no longer have sufficient funds to cover your monthly fee, you can apply for a hardship discount. The hardship discount will enable you to stay at GVS based on whatever monthly income you have. If you are a resident of the Pavilion when your funds are depleted, you will need to apply for Medicaid coverage.

Where do I purchase gift certificates?
You can purchase gift certificates in the Accounting office. Gift certificates are currently offered in $5 denominations.
Where can I redeem gift certificates?
Gift certificates can be redeemed in the Bistro, the Village Shoppe, at the Front Desk (for guest rooms, guest meals, or GVS logo apparel), or in the Accounting office (for application towards your monthly fee).
How do I get a new meal card?
If you lose your meal card, or if it is damaged, you can receive a replacement card in the Accounting office.
